Private Title in Mexico: The Safest Way to Buy Property

For many foreign buyers, the biggest concern when investing in Mexico is simple: Can I truly own property here? The answer is yes — and the most secure way to do it is through Private Title.


What is Private Title?


Private Title, also known as an escritura pública, is a legal deed that records your ownership of property in Mexico. It gives you the same rights and protections as you would expect in your home country.



But what about the Restricted Zone?


Foreigners cannot directly hold title in areas within 50 km of the coast or 100 km of the border. Instead, ownership is managed through a fideicomiso — a bank trust that gives you full control and rights over the property. The fideicomiso is renewable and inheritable, offering long-term security.
